  2. Outside the hedge, there is a further uncultivated area of about 3 acres, where further planting has taken place with ever green trees around the entire boundary and some internal pine trees. WATER SUPPLY

There are three wells on the Property (although only two are usable) one had been sunk in 2001 and both wells connect into a desalination unit and from thence into a cisterna under the kitchen.

From the garden there are extensive mountain views, and from some of the first floor Terraces views of the sea.

LOCATION

The Property is located about 1.3 Kilometres back from the Bay of Pollensa, almost half way between Port de Pollensa and old Alcudia. This Villa is very quietly situated away from the normal day to day hubbub, but within an easy ten minute drive of each town.

Most of the undeveloped land in the front and side of the house has been designated a natural park area.

THE CONSTRUCTION

The Property is in a typical Majorcian Traditional Style, but with the added benefit of teak double glazed tilt and turn windows.

The Villa is constructed with insulation filled cavity walls.

INTERIOR

GROUND FLOOR

Double doors open in to an entrance hall with a telephone point, off this is a cloakroom with hand basin, wc and shower, and off this is a utility room with a sink unit and plumbing for a washing machine. There is a side door to the exterior .

Also off the hall is a large living room with a feature open fire, satellite television and two double opening doors to the garden. There is an entrance to the kitchen, which is extremely well equipped with a large array of units, marble work tops. double sink, integral fridge, freezer, dish washer, microwave, gas hob, electric oven, extractor fan. Double doors that lead out to the barbecue area.

Also on the ground floor are two further bedrooms, both with doors opening on to the Terraces, which virtually surround the whole of the house. A further shower room with hand basin, wc, bidet and shower.

FIRST FLOOR

All the first floor had a warm floating wooden floor.

On the landing is a large built in cupboard.

Every bedroom has large built in wardrobes/cupboards with teak doors and melamine type interiors.

Main Bedroom has an en-suite bathroom with bath, shower, hand basin, wc and bidet. There are views to the west and south from this bedroom. There are double doors which open out to a large terrace, which is surrounded by an elevated area for planting.

Second Main Bedroom had a large bathroom off the landing, which comprises of a bath, shower, bidet, two hand basins, wc. From this bedroom, which also of course has the large floor to ceiling wardrobes/cupboards. There are views of the sea, and double doors on to the both the south and the east facing terraces. This bedroom has a telephone point.

There are a lot of electric points throughout the property, and every room has a radiator.

OUTSIDE TO THE REAR.

There is large Pergola covered in honeysuckle and bourgonvillier and this leads to a swimming pool, sun bathing and barbecue area. The barbecue has lights and a wash basin.

POLLENSA

Puerto Pollenca is on the East coast of Mallorca at the northern end. It's approximately 45 minutes drive from Palma and the airport. Originally a small fishing village, it retains the charms of yesteryear. The appeal of Puerto Pollensa is in strict control of development which prevents it from being attractive to the package holiday companies in places such as Palma Nova and Magalluf. Pollensa is a tranquil, historic, unspoilt port, with its stunning mountain scenery providing a backdrop to the long sandy beaches. Here are places to buy in the South of France. Places in this location give a good letting income in the middle of summer and the rest of the year provide a pleasant place to live. But they are not quite as good as Pollensa!
